Parker Planning Services are pleased to have received full planning permission for the planning application which sought approval for the demolition of redundant barns, to be replaced with a single residential dwelling outside the settlement boundary. The proposed development will substitute multiple deteriorating barns currently on the site. The new dwelling will be a single-storey home featuring 3 bedrooms, an open-plan living, kitchen, and dining area, a separate utility room, and a home office space.
Although the site is located outside the designated development boundary and is not supported by specific development management policies, it benefits from extant permissions under Class Q for barn conversions. Additionally, there is full permission for the conversion and extension of one of the barns into a single dwelling. These prior approvals provide a significant material consideration and establish a genuine fallback position for the residential occupation of the site.
The proposed design maintains a single-storey format, which aligns with the existing structures and ensures the character of the site remains unchanged. By keeping the dwelling single-storey, the development avoids altering the visual impact of the site with a multi-storey structure.
Given these considerations, the proposal was deemed compliant with both Local and National Planning Policies and planning permission was subsequently granted.
